About 142 acres of open space in Windsong Ranch would be platted and handed from the neighborhood's developer to its homeowners association under five plats on the Planning and Zoning Commission's consent agenda Tuesday, Oct. 20.
Each plat has the same stated purpose in the town's staff reports: to plat the land and convey ownership of an open-space lot from VP Windsong Operations LLC to Windsong Ranch Community Association Inc. Staff recommends approval of all five, and the reports say each conforms to Planned Development-40, the zoning that governs the community.
The five tracts
- Open Space 2: 23.8 acres at the northwest corner of Glass Lane and Berylline Lane, shown as low-density residential on the town's future land use plan.
- Open Space 3: 83.9 acres in two lots on the north side of First Street, about 1,500 feet west of Windsong Parkway, shown as medium-density residential.
- Open Space 4: 19.6 acres at the southwest corner of Windsong Parkway and Bluestem Drive.
- Open Space 5: 1.6 acres on the east side of Windsong Parkway, about 1,115 feet north of University Drive.
- Open Space 6: 13 acres on the west side of Teel Parkway, about 965 feet north of University Drive.
The last three are mapped as floodplain on the future land use plan. Together the five tracts total 141.9 acres. The staff reports do not say whether the association's dues or maintenance duties would change.
Bank and medical offices on Preston Road
The commission will also consider a preliminary site plan for a bank and a medical office and retail building on 3.2 acres on the east side of Preston Road, about 490 feet north of Lovers Lane, along with a plat for the same site.
