Fields West, a retail and office district spanning 55 acres along the Dallas North Tollway in Frisco, has achieved a 75 percent pre-leased status, according to developer The Karahan Companies. This milestone was announced in late July and includes a total of 44 signed leases.
In the latest update, seven new tenants were confirmed: Boll & Branch, Evereve, Flower Child, Lululemon, SusieCakes, Tecovas, and Warby Parker. Fehmi Karahan, the developer, expressed that this announcement reflects the strength of Fields West and the growth in North Texas.
The district is set to feature 360,000 square feet dedicated to retail, dining, and entertainment, along with 350,000 square feet of office space. Construction is expected to begin in the fall of 2025, with phased openings starting in late 2027 and continuing through 2028.
Key retail tenants include Bloomie's, the smaller-format store from Bloomingdale's, and Mastro's Steakhouse, which will mark its first location in the Dallas-Fort Worth area. Other notable retailers are Sephora, Williams Sonoma, Crate and Barrel, Pottery Barn, and Alo Yoga, among others. The food and beverage offerings will feature North Italia, Shake Shack, and Starbucks, among many others.
Fields West is situated within the larger Fields development, which encompasses 2,545 acres between US-380 and Panther Creek Parkway. The overall plan allows for up to 11 million square feet of corporate office space, a million square feet of retail and entertainment, and thousands of residential units.
Nearby attractions include the PGA of America headquarters, which will host the PGA Championship in 2027 and 2034, and a new Universal theme park aimed at younger children, expected to open in 2026. The development also includes extensive trails and parks.
