Prosper Home Permits Are Running Well Below the Last Two Years

Prosper has issued 276 single-family and townhome permits so far this year, well below where the town stood at the same point in each of the last two years.

The figures come from the town's June Development Services report. Through the first half of 2024 the count was 753. Through the first half of 2025 it was 623.

The quarterly detail

The slowdown is visible quarter by quarter rather than in a single bad month. Prosper issued 134 permits in the first quarter of 2026 and 142 in the second. The comparable 2025 quarters were 170 and 207, and in 2024 they were 219 and 219.

June alone accounted for 49 permits. June 2025 and June 2024 each produced 62.

What is not slowing

Commercial and development activity moved the other way. The town logged 12 zoning and development submittals in June, against 5 in June 2025. Year to date the count is 63, up from 58.

The pipeline of approved but unbuilt commercial projects remains substantial, including a 55,200 square foot Marriott hotel on Mahard Parkway, an Encompass Health hospital, a nearly 29,513 square foot grocery and retail store at Prosper Market, and an 89,600 square foot office and warehouse building at Prosper Commerce Center.

Reading it carefully

Permit counts measure when builders pull paperwork, not how many families move in, and they respond to interest rates and lot supply with a lag. A drop of this size across two consecutive quarters is a real change in pace rather than noise, but it describes builder behavior rather than demand directly.

The town publishes the report monthly, which makes the trend straightforward to follow.
