BlackStone Communities has submitted plans to the town of Prosper for a large-scale mixed-use development known as The Marco. The proposed project occupies 143 acres at the northeast intersection of the Dallas North Tollway and US 380. According to reports, the developer is currently working with local officials to move forward with the adoption of these plans.

The design centers on a water feature consisting of a lagoon and canals that cover more than 15 acres. The waterways are sized to allow for boat navigation. Surrounding this central element, the conceptual layout includes a public square, retail spaces, a performing arts venue, and a hotel.
