Windsong Ranch developer buys 96 acres for community's last neighborhood

Tellus Group plans about 290 homesites on land at Teel Parkway and Parvin Road, the final residential phase of the 2,030-acre master-planned community.

The developer of Windsong Ranch has bought the land for the community's final neighborhood.

Tellus Group acquired 96 acres at the southeast corner of Teel Parkway and Parvin Road, where it expects to lay out about 290 homesites, Local Profile reported Oct. 1. The new lots face Moseley Middle School across Teel Parkway. Once they are built out, Windsong Ranch's residential plan will be finished.

"More than 3,000 homes later, we can see how residents have made that vision their own," Craig Martin, Tellus Group's founder and CEO, told Local Profile. He said the purchase lets the company complete the residential plan.

A decade of building

The first Windsong Ranch residents moved in during 2014. The community now covers 2,030 acres in Denton and Collin counties and has more than 3,300 single-family homes, with more than 600 acres set aside for green space, trails and parks. It includes four amenity centers, two fire stations and a five-acre swimming lagoon that opened in 2019, the first of its kind in North Texas.

The development's total value is put at $3 billion.

Amenity work is still going. The Bridge, a third clubhouse with a lake, amphitheater and outdoor exercise areas, opened in 2025. A fourth, The Court House, is close to completion and will have five covered and four open pickleball courts plus a fenced picnic area.

Other Tellus projects nearby

Tellus is also building Mirabella, a gated Prosper neighborhood planned for 288 homesites with Highland Homes. Elsewhere in the area the company has Mosaic in Celina (1,700 planned homesites), Sherley Farms in Anna (more than 2,500) and Meraki in McLendon-Chisholm (2,700).

No timeline for lot sales or home construction on the new tract was announced.
